1. General (All Users)

These Terms set out the conditions for using this service. By using the service, you agree to these Terms.

2. Roles

This service provides the following roles:

  • Administrator
  • Owner
  • Holiday Home
  • Affiliate

3. Payments & Fees (Common Rules)

3.1 Bid Deposit

A Holiday Home user pays a bid deposit at the time of bidding. If the Holiday Home is awarded but fails to complete the required payment by the deadline, the award will be voided and the deposit will not be refunded.

3.2 Award Fee

A Holiday Home user bears the award fee:

Award Amount × {AWARD_FEE_RATE}%

3.3 Settlement Amount (Net payment)

After the winning bidder is selected, the Holiday Home user must pay the Settlement Amount by the deadline:

Settlement Amount = (Award Amount + Award Fee) − Deposit

If payment is not confirmed by the deadline, the award will be voided and the deposit will not be refunded.

3.4 Re-contract Fee (Fixed USD)

If the Award Amount or the rental period changes after the deal is confirmed, a re-contract process is required and a fixed re-contract fee (USD {RECONTRACT_FEE_USD}) will apply.

Any additional payment or refund resulting from the amount change will follow the on-screen instructions and the Agreement.

4. Key Points by Role

4.1 Owner

Before selecting the winning bidder, the Owner reviews the contract documents (the Agreement and Appendix A) and then confirms the winner after checking the contract confirmation form.

4.2 Holiday Home

After being awarded, the Holiday Home reviews the contract documents, completes electronic signature, and finishes the required payment by the specified deadline.

4.3 Affiliate

Affiliates may use the referral features provided by this service, such as introducing Owners. Reward conditions follow the rules and on-screen information provided separately by the service.

4.4 Administrator

Administrators operate and support this service within the scope defined by the service, including anti-fraud measures.

5. Disclaimer & Limitation of Liability (Simple)

We take reasonable care in providing the service; however, we do not guarantee the legality or completeness of transactions between users.

6. Amendments

We may amend these Terms from time to time. After amendment, the on-screen display in the service will apply.

7. Governing Law & Jurisdiction

Governing law and jurisdiction will be specified separately according to the operator's policy.
